You may use this website for personal research into UK holiday-let, Airbnb, lodge, cottage and serviced accommodation scenarios. You must not misuse the website, attempt to disrupt it, copy it for resale, reverse engineer tools or use the content in a misleading way.

Holiday Let Investor provides educational tools, calculators, templates, workflows and general information. It does not provide financial advice, investment advice, mortgage advice, tax advice, legal advice, planning advice, valuation advice or a recommendation to buy, sell, let, finance or renovate any property.

Outputs from the Deal Checker, calculator, spreadsheet, Pro tools, AI workflow packs, reports, examples and calculators are estimates only. They depend on assumptions entered by the user. Small changes to purchase price, finance, deposit, occupancy, costs, tax position, restrictions or setup budget can materially change the outcome.

No income promise

We make no income, yield, occupancy, return, capital growth, mortgage availability, financing, tax treatment, planning consent, business-rates treatment, insurance suitability or resale value promises. Examples and scenarios are illustrative only.

Paid digital products

Paid digital products may include spreadsheets, reports, templates, downloads or access to online workflows. Product descriptions explain what is included at the time of purchase. Unless stated otherwise, prices are shown in pounds sterling and payment is handled by a third-party payment provider such as Stripe.

Where a digital product is made available immediately, your statutory cancellation rights may be affected once access or download begins, unless the law requires otherwise. If there is a genuine technical issue or you do not receive the product, contact us and we will try to resolve it.

Holiday Let Deal Report + Spreadsheet — £39 is a one-off digital product delivered by download, email instructions, account access or another electronic route shown at checkout.

Deal Finder Pro — £29/month renews monthly unless cancelled. Deal Finder Pro — £249/year renews annually unless cancelled. Subscription access, cancellation and renewal handling may depend on WooCommerce, Stripe or the payment provider used at checkout.

AI Holiday Let Management Workflows, AI Stack Review and Done-for-you AI Workflow Build are educational or operational workflow resources and services. Done-for-you work is scoped before work starts.

Pro workspace and tracking tools

The Pro workspace, trackers, KPI dashboards, P&L tools, setup budget tools, income and expense records, forecast-vs-actual records and export/accounting-support resources are educational tracking and planning tools. They do not replace accounting software, an accountant, tax adviser, mortgage broker, solicitor, regulated financial adviser or professional property advice. Outputs depend on user-entered assumptions and records.

To the fullest extent permitted by law, Holiday Let Investor is not liable for losses arising from reliance on tool results, user-entered assumptions, third-party data, external links, unavailable services or investment decisions made after using the website.
