Is the deal checker an editable screening tool?
Yes. You can add a property link, paste listing text or upload supporting information, then edit the assumptions and review the first-pass score and financial outputs.
Can the checker pull details from Rightmove or Zoopla links?
Some portals restrict direct extraction. The checker keeps the link as evidence, but the most reliable method is to paste the listing description, price, bedrooms, features and any agent income claims into the text box.
What affects the deal score?
The score considers area demand, seasonality, restriction risk, property fit, condition, guest features, cashflow, cash-on-cash return, break-even occupancy and confidence in the assumptions entered.
Does a strong score mean the property is worth buying?
No. The score is only an educational first-pass filter. It does not constitute financial, mortgage, tax, investment or legal advice and is not a recommendation.

Do I need Excel?
The workbook is spreadsheet-based and delivered as a downloadable file after purchase through the checkout and support route.
Can I use it for Airbnb, lodge or cottage investments?
Yes. It is designed for UK holiday-let style analysis, including Airbnb-style short lets, lodges, cottages and similar accommodation models where the assumptions are adapted to the property.
What happens after purchase?
After purchase, downloads are delivered through the order email and customer account downloads area. If an external payment link is used, the receipt or support process provides access instructions.
Can I get a refund?
Check the terms page for the current digital product refund position. If there is a genuine technical issue or you do not receive the product, contact support so it can be resolved.

What is the main advantage of Pro?

Does Pro include the Deal Finder?
Yes. Pro includes the buyer brief, Deal Finder workspace, shortlist workflow and repeated Deal Checker path, subject to the configured data sources and the usual educational-use limits.
Is this financial advice?
No. Holiday Let Pro Tracker is an educational tracking and analysis tool. It does not provide financial, mortgage, tax, investment, legal, valuation or planning advice.
Can I use this for tax?
It can help organise information, but users need tax advice from a qualified accountant.
Is it for one property or multiple properties?
Start with one-property tracking, but the Pro journey is designed for active buyers and owners who may compare multiple candidates before tracking the chosen property. Multi-property tracking can be added later.
Does it replace accounting software?
No. It is a management and investment tracking tool. It can sit alongside accounting software.
Can I compare actual results to my original deal checker?
Yes. Pro is designed to keep original assumptions visible so monthly actuals can be compared with the deal case where the user has entered enough data.

Can AI manage a holiday let for me?
AI can help reduce admin and improve workflows, but it does not replace owner oversight. You still need to review guest issues, finances, compliance, maintenance and supplier performance.
What is the best AI setup for one holiday let?
For one property, most owners can start with accounting software, a simple guest messaging workflow, cleaner checklist, receipt capture and monthly KPI tracking before adding more advanced automations.
Do I need a PMS or channel manager?
If you list on more than one booking platform or want more automation around messages, availability and pricing, a PMS or channel manager may help. If you only use one platform, you may be able to start with a simpler setup.
Can this help with holiday-let accounting?
Yes. A good workflow can help organise income, expenses, receipts and monthly profit reporting. Take tax advice from a qualified accountant.
