Snowdonia and the Llŷn Peninsula holiday let: price, break-even and rules

Gwynedd (Eryri/Snowdonia, Abersoch, Pwllheli, Barmouth, Porthmadog) has some of the strongest outdoor demand in the UK at a low average purchase price. It is also the most tightly regulated holiday-let market in Wales, which is the thing to model first.

Ranked 3 of 27 in the UK Break-Even Index. Average purchase price £204,974 (Gwynedd, July 2026).

Gross bookings to break even £28,923

What the number means

If you cannot evidence £164 a night at 55% occupancy, the average Snowdonia and the Llŷn Peninsula purchase does not break even.

That rate is after 18% management and 3% platform fees, £115 cleaning every four-night stay, and the fixed costs in the stated cost model. It is not a recommended nightly rate. It is the floor at which the mortgage and the bills are covered, with no owner profit and no void reserve beyond the occupancy assumption.

A typical Snowdonia and the Llŷn Peninsula listing that actually books at £204–£244 in peak weeks can still fail the year if shoulder and winter nights sit well below this floor.

Summer and Easter peak with a good autumn for walking. Winter is viable for mountain-led stays. Abersoch is more second-home than holiday-let in character.

Local rules

Check these before you offer.

Gwynedd charges a 150% council tax premium on second homes and, since 1 September 2024, an Article 4 direction means changing a dwelling to a short-term let or second home needs planning permission across the Gwynedd planning area. Wales's 182-day letting threshold applies for business rates. Eryri National Park Authority is the planning authority within the park.
