Open research
Holiday-let benchmark research
Compare coarse, voluntary contributor bands without exposing a property, account or exact financial result.
No cohort is published below 30 contributors. Modelled assumptions and completed 12-month actuals are never combined.
Released cohorts
Self-selected contributor results
These figures describe contributors to this research, not the holiday-let market. Percentages are rounded to the nearest 10 percentage points.
Results remain hidden until a fixed quarter, jurisdiction and evidence-basis cohort reaches 30 complete contributions. No sample or historical data has been inserted.
Voluntary contribution
Add one coarse result
Choose bands only. Do not submit a name, address, postcode, email, account reference or exact figure. Purchase price means GBP equivalent at the time modelled or paid.
- Five counters are increased: one sample counter and one for each metric band.
- No submission row, exact value, account link or product benefit is created.
- After aggregation, your individual counters cannot be identified or withdrawn.
- Publication is limited to non-overlapping quarterly jurisdiction/basis cohorts at or above 30 samples.
Methodology
What the release can—and cannot—show
Population and window
Voluntary Holiday Let Investor contributors, grouped by server-assigned calendar quarter, coarse jurisdiction and evidence basis. Only the latest 8 quarters are considered for display.
Disclosure control
Whole cohorts below 30 are hidden. No totals, combined periods, cross-tabs or downloads are released. Visible distributions use 10-point rounded percentages and median bands.
Interpretation
The sample is self-selected, unaudited and non-market-representative. It cannot establish an expected yield, occupancy, margin, value, forecast or investment outcome.
Band definitions and known limitations
Purchase price is a contributor-selected GBP-equivalent band. Occupancy is occupied nights divided by available nights. Gross yield is annual gross revenue divided by purchase price. Net operating margin is gross revenue less operating costs before finance and tax, divided by gross revenue.
Coarse bands reduce precision. Contributor mistakes, duplicates and strategic responses may remain. A threshold of 30 reduces small-cohort exposure but does not prove anonymity, statistical power or representativeness. Results are educational research, not advice.
